I was genuinely looking forward to trying this new neighborhood spot. Unfortunately, the things we ordered just didn’t meet our expectations after seeing so many positive reviews on social media (of other locations outside NC).My family came inside to sit down and enjoy. We were greeted kindly by the staff and they were helpful in placing our order. It was our first visit to a Peach Cobbler Factory, and that menu was 🤯. We landed on the Apple Carmel cobbler stuffed cinnamon roll w/ice cream, Strawberry cobbler, Peach Mango Cobbler, and the Caramel Apple Cobbler. For starters, everything was bagged to go. From there things just never really regained momentum— cobblers were not warm enough for our preference, the peach wasn’t sweet enough IMO, the strawberry was okay but very soupy without much more, the caramel apple was unremarkable w/ the apples being altogether different than expected, and the cinnamon roll was stale/dry 😔— without much flavor. There just wasn’t anything great here. I really had hoped to write a wonderful review of my experience but instead— I’m afraid this establishment is average at very best. They do have a variety of dessert offerings and certainly offer a unique take on Southern cuisine. They have fantastic hours (so hard to find spots open till 12 midnight in/around uptown anymore). I hope tonight was a one off and this new business does well in Midtown.

I was driving around w/ my sister at night when our sweet tooth started kicking in. Luckily this place is open till midnight. The cashier was cool & polite, but a bit quiet.My sister got a banana pudding shake, I asked the cashier to surprise me w/ something awesome & a red velvet banana pudding.I really like that there's both indoor & outdoor seating bc the weather was awesome & I wanted to sit outside. Our order came relatively quickly 1 shake, a pudding & what I assume was reg peach cobbler. The pudding was lit. I had never considered adding cake to a banana pudding but it worked rly well making the pudding fluffier than I'd had before.

Very disappointed. I got the blackberry peach cobbler and a chocolate chip brownie for me and my daughter last week. The peach cobbler was super dry and there was hardly anything in the cup compared to other peach cobbler factories around Charlotte. I decided today to give them another shot and got the chocolate chip brownie for myself because my daughter said it was good. When I got home, I couldn’t even tell what it was and it was still hot after a 20 minute ride. I have purchased this multiple times before and it was never hot or even warm. This will be my last time visiting this specific Peach Cobbler factory. From now on, I will only go to the one located in Corneluis because they are always on point.

I got the Cinnamon Pecan Peach Cobbler. I was surprised it wasn't super sweet. That was an initial fear. I'm also into crust and the one I ordered was loaded. It was evenly flavorful with a large amount of crushed pecans on top. The syrup looked store bought but it held up and tasted decent. I did get it to go and it was still warm when I got home. The ice cream soup wasn't melted yet. I liked it a lot. It's thick and velvety. I'd say give it a try.

My wife and I love this place and immediately fell in love with the peach and apple cobbler. We will definitely be back for the banana pudding. This is a must if you're in Charlotte.
